Melrose Park/North Avenue Corridor is a bold transformation of what used to include the historic Maywood Park Racetrack into a thriving 14-acre retail and dining hub at the heart of one of Chicagoland’s busiest thoroughfares. Strategically positioned along North Avenue, this high-traffic destination is home to powerhouse national tenants like Chipotle, Raising Cane’s, Panda Express, Starbucks, 7-Eleven (with full car wash and taco shop), BW3s, Discount Tire, Aspen Dental, Tropical Smoothie, and Goodwill—spread across 11 modern parcels designed for maximum visibility and access.

DCS led the full-scale redevelopment with a contract value exceeding $15 million, delivering everything from site and building demolition to environmental remediation, stormwater detention, grading, wet and dry utility infrastructure, paving, and landscaping across all lots. Major offsite improvements—including new access drives, deceleration and turn lanes, signalization, and utility upgrades along North Avenue and 1st Avenue—were also completed in coordination with IDOT.

To accelerate delivery, DCS coordinated construction across all parcels simultaneously, sequencing infrastructure, pad prep, and temporary roads to keep materials and crews moving without delay. The result: a dynamic, high-performing commercial center that elevates the local economy and redefines the shopping experience in Melrose Park.
